When buying a residential property, whether it has an existing home already constructed or it is simply an empty lot, it is imperative to know what potential the property embodies for further development.

Existing Home: As an existing home does not typically conform to your family’s specific requirements, you will more likely than not want to make varying degrees of changes to the dwelling.

However, unless you are fully informed regarding any restrictions on your property, you could very well end up buying (or owning) a house which you will never be able to renovate and extend.

Empty Lot: When looking at an empty lot, you will start dreaming and envisioning of the home that you would like to have built.

The first course of action however, should be to determine whether there exists any restraints on the property which will prohibit you from building your envisioned residence.

These possible restraints could range from restrictions imposed by the Town Planning scheme, or Restrictive Conditions contained within your Title Deeds.

Unless these restrictions are properly assessed, you could be buying a nightmare property, devoid of any possibilities.

As part of our Property Assessment Service, we consult with the Local Municipality to ascertain their Town Planning Scheme and criteria for your property. The Town Planning Scheme is read in conjunction with your SG-Diagram:

The Town Planning  Scheme for your property can be obtained from you local Municipality, below are links to a few of the Municipalities with whom we deal:
Contains information about the Municipalities in KwaZulu Natal.
The HCM deals specifically with the Hibiscus Coast and falls under the Ugu District Municipality along the South Coast.
The Umdoni Municipality deals with the Scottburgh and Pennington area located along the South Coast, which falls under the Ugu District Municipality.
The Municipality responsible for the Durban Area Building and Planning department.
Kwadukuza Municipality covers areas such as Ballito on the North Coast.
Umuziwabantu is the Municipality that Serves the Harding area in KZN.
Bizana falls under the Eastern Cape, close to the Wild Coast.
The Municipality responsible for the Kokstad area.
