Land Surveyor:

One of the first consultants whom we are required to bring in on your project will be the Land Surveyor.

He will be tasked with determining the correct position of your Boundary Beacons, as well as accurately establishing the position of any existing structures, trees and your site gradient.

Establish Position of Boundary Beacons, Existing Structures and Indigenous Trees:

It is of utmost importance to determine the position of the boundary beacons of your property, as this establishes the extent of your property boundary.

We require these to ensure that all planning pertaining to the setting-out of your future dwelling is done accurately and at an early stage of the project (Design), thereby avoiding any costly changes necessitated by the inaccurate positioning of the proposed dwelling.

The position of any Existing Structures in relation to the Boundary of the property has to be determined in order for us to ensure that any proposed changes do not conflict with the existing structures, as well as determining whether the structures are positioned within the Building Lines of the site.

An accurate list of all existing trees will be compiled by a Tree Specialist, and the position of all trees will be determined by the Land Surveyor. This allows us to accurately plan for the removal of any trees, as well as ensuring that we plan around any indigenous plants found on the site.

The planning pertaining to the Setting-out of your dwelling is done during the design phase of your project.

Determine the Gradient of the Site:

Establishing that accurate gradient of your Site is very important, as this will impact the height of Foundation Walls and Floor Levels. Accurately planning for the gradient of the site will save you hundreds-of-thousands in unnecessary costs for Engineered In-Fill, Engineered Foundation Walls and Retaining Walls.

Planning for the Site Gradient during the Design Phase will also ensure that we take full advantage of the hidden potential locked up within the Site.

All of the information received from the Land Surveyor will be used by us in designing your dwelling according to the correct Building Standards and Town Planning Scheme.

The average cost for the Land Surveyor on a standard residential property is approximately R 12,000.00.
